The short answer

Garage Door Installation — what you need to know first

A garage door installation is decided long before anyone lifts a panel. The opening gets measured, the headroom and side room get checked against the track system, the door material gets matched to how exposed the opening is, and the motor gets sized to the finished weight. Doors that fail early almost always fail because one of those four decisions was made on assumption.

We supply and fit sectional, roller and tip-up doors across Sandton and northern Johannesburg, on new builds and on retrofits into existing openings — including the ones that are not quite square.

Scope of work

What a garage door installation includes

An installation is a complete handover, not a delivery. That means the old door removed and taken away, the new door hung and balanced, the automation commissioned, and the safety systems tested in front of you before the technician leaves.

  • On-site measurement of the opening, headroom, side room and backroom before anything is ordered
  • Sectional, roller and tip-up doors in steel, aluminium, timber and glass fibre
  • Frame and track system fitted level and plumb, with the tracks shimmed to the actual opening
  • Torsion springs specified and wound to the finished door weight, not the catalogue weight
  • motor installation sized to the door, with load-shedding battery backup
  • Safety infrared beams fitted and auto-reverse tested
  • Remotes coded and handed over, with remote programming explained
  • Removal and responsible disposal of the old door

The handover includes the manual release demonstration — how to disconnect the motor and move the door by hand in a power failure. It takes two minutes and it is the thing most people wish they had been shown when they need it.

Choosing a door

Getting the specification right before anything is ordered

Sectional, roller or tip-up

Sectional doors are the default for a reason: they lift straight up and run back along the ceiling, so nothing swings out into the driveway and you can park right up against the door. They need headroom above the opening — typically around 300mm for a standard track system, less with a low-headroom kit.

Roller doors coil into a barrel above the opening and need almost no backroom, which makes them the answer for garages with beams, storage racks or a low ceiling running back. Tip-up doors are the single-panel type that swings out and up; they are cheap and simple, but they claim the space in front of the door and they are the type most often replaced during a renovation.

Where headroom is genuinely tight, the honest answer is sometimes a roller door rather than a low-headroom sectional kit, and we will say so at the measuring stage rather than after the door arrives.

Materials and what they suit

Steel is the workhorse: strong, well priced, available in a wide range of finishes, and the standard on most new installations. Its weak point is corrosion at the bottom edge where water sits, which is why the bottom seal and the floor level matter more than people expect.

Aluminium is lighter and does not rust, which makes it a sensible choice on exposed openings and on very wide doubles where weight is a concern. Timber gives the appearance people usually want on a period property, at the cost of real weight, seasonal movement and a maintenance commitment. Glass fibre sits in between — light, stable, and the most forgiving in a coastal or high-moisture position.

Measuring: headroom, side room and backroom

Three clearances decide whether a door can be fitted at all. Headroom is the distance from the top of the opening to the ceiling or the nearest obstruction. Side room is the space either side of the opening for the vertical tracks — usually around 90mm each side. Backroom is how far the horizontal tracks can run into the garage, which must exceed the door height plus the motor rail.

Obstructions are the usual surprise: a lintel, a lighting rail, a roller-shutter box from a previous door, a geyser, or a beam that crosses exactly where the tracks want to go. All of them have solutions; none of them has a solution that can be chosen from a photograph.

Single, double and two singles

A double opening can take one wide door or two single doors, and the choice is not purely aesthetic. One double door is a single mechanism to maintain and a cleaner opening to drive through. Two singles mean one door can stay working while the other is repaired, and each door is lighter, which is gentler on springs and motors.

Where there is a central pillar you have no choice. Where there is not, the width of the opening and the weight of the finished door usually decide it — beyond about 5 metres, a single door starts asking a lot of its springs and its top section.

Automation, safety and load shedding

A new door should be commissioned with the automation, not have a motor added later as an afterthought. The motor is sized against the finished weight of the door including any glazing or timber, and the travel limits and force settings are set with the door already balanced.

Safety infrared beams across the opening are standard on every installation we do. So is battery backup — in this part of Johannesburg a motor without it means a door you cannot open when the power is out, which is exactly when you want to get a vehicle off the street.

The auto-reverse test is done in front of you: an obstruction placed under the closing door, the door striking it, and the door reversing. If it does not reverse cleanly, it is not finished.

Real situations

What customers describe, and what it usually means

These are the calls we take most often. If one of them sounds like your door, it is worth reading what it means before you operate it again — and if the property is standing open, treat it as emergency garage door service.

We are building and need a door fitted into a new opening

The opening can still be adjusted, which is the cheapest time to solve a headroom or side-room problem. Get the measurement done before the lintel and finishes are set, not after.

The old door is being taken out and a new one fitted in the same opening

A retrofit. The frame, floor level and squareness of the existing opening decide how much preparation is needed. We measure the opening as it actually is and shim the tracks to suit it.

There is a beam across the ceiling where the tracks need to run

A backroom obstruction. Standard tracks will not clear it, but a roller door or a modified track run usually will. Bring it up at the site visit — it changes the door type, not the possibility.

We want a manual door automated at the same time

Sensible, and cheaper done together than done twice, because the springs are balanced with the motor in mind. Specified as one job with motor installation.

The garage ceiling is very low

A low-headroom track kit or a roller door, rather than a standard sectional system. Measure first. Fitting a standard kit into insufficient headroom damages doors.

The existing door is fine but ugly and the frame is sound

Possibly a case for replacing the door only and keeping the frame, tracks and motor. Worth pricing both ways before committing to a full installation.

Diagnosis

The site visit and what gets measured

Nothing is ordered from a phone call. The site visit takes about twenty minutes and settles every variable that a wrong door would otherwise cost you.

  • Opening width and height, measured at three points each, because openings are rarely square
  • Headroom above the opening, and any lintel, box or lighting in the way
  • Side room each side for the vertical tracks and the spring shaft brackets
  • Backroom into the garage for the horizontal tracks and the motor rail
  • Floor level across the opening, which determines the bottom seal and how the door sits closed
  • Power supply position for the motor, and whether a spur is needed
  • Access for delivery, and any estate or complex rules on working hours and finishes

You get the quote with the door specification written out — type, material, finish, motor model and what the safety equipment includes — so it can be compared honestly against anyone else's.

Making the call

New installation or replacement?

If there has never been a door in the opening, or the existing frame and tracks are being taken out entirely, it is an installation. If a serviceable frame, track and motor are staying and only the door itself is changing, it is a garage door replacement — and it costs meaningfully less.

The dividing line is usually the condition of the tracks and the age of the motor. Tracks that are straight, well-fixed and the right system for the new door can often be reused. A motor under about eight years old with a healthy board is normally worth keeping.

Where it is genuinely borderline you get both quotes. The one thing we will not do is reuse a component that will fail inside the warranty period just to make a quote look better.

Safety

Why installation quality decides the door's whole life

Almost every early failure we are called out to on a young door traces back to installation. Tracks fitted to a wall rather than shimmed to the door's actual line, so the rollers bind. Springs wound to the catalogue weight rather than the finished weight, so the door is under-sprung from day one. A motor sized to the price rather than the door.

None of those show up in the first month. They show up in year two as a burnt motor, a snapped cable or a spring that has failed at a third of its rated cycles.

A correctly installed door should lift with one hand when the motor is released and stay where you leave it. That is the test worth asking for at handover, and it is the one we perform in front of you before the paperwork.

Prevention

Looking after a new garage door

A new door needs very little, but the little it needs matters in the first year while everything beds in.

  • Have the balance and spring tension rechecked after the first few months of use
  • Keep the bottom seal clear of grit, and hose the bottom section down occasionally on a steel door
  • Lubricate rollers, hinges and springs annually — not the tracks, which should stay dry
  • Keep the safety beam lenses clean and their brackets undisturbed
  • Book an annual garage door service from year two onwards

The workmanship warranty runs 12 months. Servicing the door in year one costs almost nothing and is the simplest way to make sure any settling issue is found while it is still covered.

FAQ

Garage Door Installation questions we are asked every week

How long does a garage door installation take?

A standard single or double sectional door with automation is typically installed in three to five hours. A straight replacement into an existing sound frame can be quicker; a job that needs the opening prepared or an obstruction worked around takes longer and is flagged at quoting stage.

How much headroom do I need for a sectional garage door?

A standard track system needs roughly 300mm above the opening, and a little more if the motor rail runs centrally. Low-headroom kits reduce that considerably, and where the clearance is genuinely minimal a roller door is usually the better answer than forcing a sectional to fit.

Can you install a garage door in an opening that is not square?

Yes, and most retrofit openings are not perfectly square. The tracks are shimmed to the door's true vertical line rather than to the wall, and the bottom seal is chosen to take up any variation across the floor.

Should I install a single wide door or two single doors?

Two singles keep one bay working if the other needs a repair and put less load on each set of springs. One wide door gives a cleaner opening and one mechanism to maintain. Above about five metres of opening, two doors is usually the better engineering answer.

Do you remove and dispose of the old garage door?

Yes. Removal and responsible disposal of the old door and its hardware is included in the installation, so nothing is left standing in the driveway.

Does a new garage door installation include the motor?

It does when the door is being automated. The motor is sized to the finished weight of the door, fitted with load-shedding battery backup and safety infrared beams, and handed over with the remotes coded and the auto-reverse tested.

What warranty comes with a new garage door?

Installation carries a 12-month workmanship warranty in writing. The door, motor and components carry their own manufacturer warranties on top, which are typically 12–24 months on automation.
